    History

    Quick look in the past

    Rise of a Landmark

    1969: The Grant-Deneau Tower opens as Dayton's first modern high-rise (22 stories), designed by Deneau-Kleski & Associates. Becomes the tallest building in the city and a symbol of architectural modernism.

    Decline and Vacancy

    Longtime tenant Premier Health vacates the building in the early 2010s. The tower remains largely empty for several years, falling into disrepair.

    Historic Recognition & Redevelopment Plans

    2016: Added to the National Register of Historic Places, recognizing its architectural value. Windsor Companies initiates a $50 million redevelopment plan.

    Transformation and Rebirth

    2025: Renovation completes. The building is renamed The Deneau. Features 147 upscale apartments (including 6 penthouses), coworking spaces, a restaurant, and energy-efficient technologies. Celebrated as a key piece in Dayton's downtown revitalization.

    Digital Signage for Floor-Level Navigation

    Digital Signage for Floor-Level Navigation

    A wall-mounted digital directory, featuring a 55-inch matte-finish flat-screen display installed beside elevators on each floor. The custom digital layout includes directions of floor maps and amenities, offering residents and visitors intuitive navigation in the building.

    Brushed Metal Floor & Room Number Signage

    Brushed Metal Floor & Room Number Signage

    Dimensional brushed metal number signs mounted directly to the wall. Clean installation and shadow depth give the signage a premium, architectural finish.

    Parking Garage Reservation Spots

    2mm Stainless steel with a silk screen printed design that will stay bright and vibrant for years to come despite the outdoor elements.

    Emergency Evac Plan Signage Panel

    16"x16" UV Printed black stainless steel 3d panel with white engraved text, braille, and floor diagram. Includes emergency instructions, and ADA illustrations with gold-styled outside border.

    Room Number Signage

    Each of the 147 Units Received a set of 6" Tall and 1" thick polished stainless steel numbers as well as a floor directory with a similar style to guide residents on each floor.

    ADA-Complaint Black Stainless steel Room ID Signs

    The Deneau received a collection of different sized ADA plaque signs ranging from exit signs, to custom logo room ID Signs as well as IFC/IBC Compliant stairwell signs.

    Lounge Architectural Designs

    Lounge Architectural Designs

    Zealot took on the task of creating manufacturing drawings for every aspect of the residential lounge design. This included the center fireplace, ceiling tiles, back bar, and island illuminated details.

    Mirrored Brass Ceiling Tiles

    Zealot created individual ceiling tile panels. The panels were created by laser cutting holes into the brass plastic panels, then they were laminated onto semi-translucent white acrylic. The lighting above the ceiling tile grid shines through the holes in the panels, giving a "Star Light" Appearance.

    Bar Arches

    We created Acrylic arches to cover the cabinet faces. The arches are an homage to the original architect's building design.
